Services quotes are based on prices supplied by our preferred agents, having been vetted by MnK to meet our service standards.
All guests who choose to reserve their stay via online travel agents (Booking.com, Expedia etc) or other third-party travel partners should contact their booking provider for information on their applicable reservations policies.
Until acknowledged in writing by MnK Niseko and/or payment is received for an accommodation booking, the status of the booking is not confirmed. Accommodation may be ‘held’ for a customer for a period of 7 days until which time it will be cancelled unless payment has been received. By making any payment towards accommodation bookings you acknowledge and accept our booking terms and conditions.
All prices are subject to availability and can be withdrawn or updated without notice. The price is only guaranteed when paid in full. Please note that prices quoted are subject to change. Price changes may occur due to reasons outside of our control that increase the cost of the product or service. Such factors include, but are not limited to: cost of cleaning, heating or snow clearing.
Each house can accommodate up to a certain number of people. Please kindly inform us of the total number of guests including small children before you proceed with the booking. In the event that at any time during your booking period, the number of guests staying at the property under your reservation exceeds the number disclosed by MnK Niseko, you will be charged an additional 100% of the nightly rental fee for each additional undisclosed guest. If the undisclosed guest/s exceeds the maximum capacity of the property, and we cannot accommodate extra persons, MnK Niseko has the right to immediately cancel your booking without refund.
While highly unlikely, MnK Niseko and/or its agents reserve the right to change, modify or cancel a reservation or arrangement at any time. Should payment have been made, this will be refunded to the guest in full. MnK Niseko and/or its agents also reserve the right to decline a reservation at any time.
All accommodation bookings are for a specific category type and not for an individual chalet. While we do our best to accommodate specific requests, this is not always possible. Due to operational requirements, unforeseen circumstances or factors beyond our control, the assigned chalet within the booked category may change up until the date of check-in.
MnK Niseko (Midori no Ki) does not accept booking from travel agents without signed and approved agent agreement with MnK. MnK reserves the right to cancel any/all bookings from Individuals acting as travel agents that on-sell bookings made via any platform when booking accommodation at any of our resorts. Bookings can only be made under the name of the individuals who will be staying in the booked accommodation during the confirmed stay dates. If any bookings are to be found to be on-sold or part-sold to other parties, groups, or individuals, MnK reserves the right to cancel the booking and evict the guests with immediate effect and without refund or compensation. Prior to check-in, all guests are required by Japanese law to present their passports for verification, the booker must also present their personal credit card for security against damages and accommodation violations as agreed to by signing our accommodation terms and conditions. All booking made on behalf of a third party can only be made by an approved travel agent with a signed agent agreement with MnK. Any violations to the above policy will result in the cancellation of the booking with refund and the guest will be evicted from our accommodations.
Reservations made prior to June 3, 2024, is considered an Early Bird reservation. Any reservation after that date is considered a Standard Reservation.
For payments made via credit card, any credit card fees incurred will be covered by the guest.
For payments made via bank transfer, any fees charged by both the sending bank and the receiving bank will be covered by the guest.

Cancelled bookings may incur charges, MnK reserves the right to uphold cancellation charges where applicable. These charges can be up to 100% of the cost of the booking, regardless of whether stay has commenced. Fees and extra charges may apply where a booking is changed. Where MnK incurs any liability for a cancellation fee or charge for any booking which you cancel or change, you agree to indemnify us for the amount of that fee or charge. This applies to fees set by internal or external service providers. You will be required to pay a deposit or the full amount for the reservation when booking.

Upon check-in, all guests are required to present their registered credit card for security purposes. Additionally, in accordance with government guidelines, international guests must provide their passport for verification.
Check-out time is strictly at 10:00 AM. Unauthorized late check-outs after 10:15 AM will incur additional charges. Late check-outs can only be approved in writing.
MnK Resorts take pride in offering privately owned accommodations. Guests are expected to maintain the premises in the same condition as at the time of check-in. It is imperative that no furniture is rearranged, and any necessitated excessive cleaning or additional work to restore the accommodation to its original state will result in additional charges. A charge of ¥50,000 will apply for rearranging the layout of the accommodation, and additional damage fees may be charged for any damage caused by moving furniture. For guests who have booked multiple accommodation, you must not move any household items between chalets or apartments.
Smoking is strictly prohibited within all MnK properties, including balconies. (This includes e-cigarettes, vaping and any other smoking device) All smokers must smoke outside with all door and windows closed. All cigarette butts must be disposed of in an ashtray and not in the bins located in your chalet. It is the smokers' responsibility to ensure that there is no smoke effect to our chalets. A minimum penalty of ¥100,000 will be imposed for any violations of this policy.
A single key will be issued upon check-in. Guests are responsible for the safekeeping of this key. Any loss or failure to return the key will incur a penalty charge of ¥15,000
Any outstanding payments, damages, or costs associated with excessive cleaning discovered after departure will be charged to the guest's registered credit card.
Although MnK Resorts and Niseko is generally a safe place, we advise guest to lock their doors and not to leave any valuables outside. MnK take no responsibility for breakage or damage to anything left outside or if chalets/room are left unlocked.
To ensure a safety and enjoyment of all guests at properties and resorts managed by MnK, rules and regulations have been established. These rules will be explained to guests upon check-in and are available upon request. Any guest who violates these rules or negatively impacts upon the enjoyment of other guests, may be fined and management reserves the right to evict the guest or lessee without notice or refund.
Guests are required to leave the accommodation in an acceptable condition before check-out. All used dishes must be rinsed and either placed in the dishwasher or left on the bench next to the sink. All food waste should be disposed of in the designated food waste bin, and rubbish must be properly sorted and placed in the provided bins. If the accommodation is not left in a respectful condition, additional cleaning charges of up to ¥100,000 may apply.
All MnK properties hold a strict no pets policy. As such, any guest or lessee found to be holding a pet inside a property will incur a ¥100,000 penalty and management reserves the right to evict the guest or lessee without notice or refund.
The use of fireworks inside the property or on balconies is strictly prohibited. Only handheld fireworks can be used on resort grounds (All rocket fireworks are strictly prohibited) All rubbish relating from use of fireworks are the guest responsibility to clean up. Charges of up to ¥50,000 apply for non-compliance.
In the event that the number of guests exceeds the reservation without prior notification, MnK reserves the right to levy an additional fee. Furthermore, if the maximum capacity of the accommodation is exceeded, MnK reserves the right to cancel the reservation and evict guests without offering a refund if the maximum occupancy is exceeded.
In keeping with Japanese custom, shoes are not to be worn inside the accommodation. Slippers are provided at the entrance for indoor use only. Any slippers used outside will incur replacement charges.
Do not place any items on or near the heaters, as they can burn, melt, or cause stains. This also poses a significant fire hazard. Heaters are checked before and after each stay. Any damage found to the heaters will result in repair or replacement fees.
In consideration of fellow guests, noise levels are to be kept at a minimum after 9 pm to prevent disturbances.
Guests must only park in the designated parking spaces at their chalets, do not park on the roads as snow clearing machines need to access in the morning and throughout the day. Do not park under any sloped roofs where snow can fall and damage your vehicle.
BBQ are strictly prohibited inside chalets, inside garages or on balconies. An additional charge of ¥50,000 is applicable for non-compliance.
MnK Niseko strongly advises that all guests purchase comprehensive travel insurance to cover themselves against medical expenses, personal accident, damage and loss of luggage, cancellation fees, etc.
MnK Niseko may include transfers to and from Niseko in its packages. Third party transport operators provide this transportation. MnK accepts no responsibility for any delays, accidents or incidents that affect our customers. No refunds of accommodation costs or any other related services will be given if the customers are unable to arrive on the day of predetermined booking including travel being impaired by weather conditions and likewise MnK Niseko and/or its agents will not be responsible for providing additional accommodation in the event customers are prevented from leaving Niseko – Hirafu due to unforeseen circumstances including weather.
MnK Niseko cannot be held responsible for weather conditions. No accommodation booking can be refunded on the basis of weather conditions.
Guests are responsible for arranging any necessary passports and visas. Japanese visa requirements vary greatly for individual countries. Contact the Japanese consulate in your country for more information.

At their arrival the guests will be required to fill out and sign a guest registration form. By signing this form, you, as the nominated guest responsible for your reservation, irrevocably authorise MnK to deduct any outstanding accommodation charges, vehicle transfers, ski rental, lift passes, ski school reservations and any additional services arranged through Midori no Ki (“MnK Niseko”), in good faith, on your behalf; and you accept financial responsibility for all charges incurred by or on behalf of those guests whose contact and passport details are contained in this reservation (“your booking party”). Any cancellations made outside of the conditions specified in our cancellation policy will attract a 100% charge for services.
Additional charges may be imposed on you for damage to any property caused by you or any member of your booking party: in particular, any damage to the property reserved for or occupied by you or your booking party, any loss of or damage to the contents thereof, and any items which are found by MnK Niseko, either during or immediately after your stay, to have been removed from the chalet. MnK Niseko will notify you via email or phone of such loss and/or damage, and will charge you for the lost and damaged property and/or items on a replacement cost basis plus any necessary and incidental expense incurred in the repair and/or replacement thereof. You and the members of your booking party hereby agree that you and they shall comply with the terms and conditions of this registration form and all other rules relating to guests’ stay at any MnK Niseko managed property as set out on our website www.mnkniseko.com and other manuals, and that MnK is the managing agent for the property which has been booked in your name, or which you and your booking party occupy.
Be advised that weather and snow conditions can be hazardous and as such all guests must be prepared for the prevailing environment. Build-up of snow on roofs, ice on roads, walkways and steps are dangerous and all guests are advised to be aware of the risks of falling snow loads and slippery surfaces.in the event that at any time during your booking period, the number of guests staying at the property under your reservation exceeds the number disclosed to MnK Niseko you will be charged an additional 100% of the nightly rental charge for each additional undisclosed guest.
